Process

1. Programming:

We begin with a site visit to get a lay of the land or see the existing residence. From there we work to define the scope of work based on budget, project goals, and requirements. Once the project is defined, we provide a proposal to the client with our fees broken down for the duration of the project. We use a questionnaire to gather all the important details from the client to help us understand how to create spaces that work for their life specifically. We also work with the client to pull together inspiration imagery for the project.

2. Schematic Design:

During schematic design, we commonly develop study drawings, documents, or other media that illustrate the concepts of the design and include spatial relationships, scale, and form for the owner to review. Schematic design also is the research phase of the project when zoning requirements or jurisdictional restrictions are discovered and addressed. We like to bring in the builder at this point to encourage collaboration and develop initial pricing budgets for the project.

3. Design Development:

This phase results in drawings that often specify design elements such as material types and location of windows and doors that are more defined. The level of detail provided in the DD phase allows for permit review.

4. Construction Documentation:

Once the owner and architect are satisfied with the documents produced during DD and there will be no changes to the footprint, we produce drawings with greater detail to ensure everything has been provided to build and design can become reality. This phase lays out mechanical, electrical, plumbing, structural, and architectural details.

5. Construction Administration:

We oversee the project from start to finish of construction to ensure the design intent is carried out.
